The energy label is your property's "report card" for energy consumption. It tells you how energy efficient the home is and affects both running costs and sale price. Here is everything you need to know.

What is an energy label?

An energy label rates your property's energy consumption on a scale from A2020 (best) to G (worst). The label is mandatory for sale and rental of properties and is issued by certified energy consultants.

The scale explained

  • A2020 / A2015 / A2010: Low-energy or new construction. Very low heat consumption.
  • A: Energy-renovated older home or good new construction.
  • B: Above average. Typically retrofitted with insulation or modern windows.
  • C: Average for Danish homes built after 1980.
  • D: Below average. Typically homes from 1960-1980 without significant renovation.
  • E-F: Poor insulation and old heating system. High heating costs.
  • G: Very poor energy condition. Requires extensive renovation.

What does the energy label mean for your costs?

The difference in heating costs between energy labels is significant:

A home with energy label G thus pays up to DKK 40,000 more per year in heating than an energy-efficient home.

Energy label's impact on property value

The energy label directly affects your property's market value:

  • A jump from F to C can increase the sale price by 5-10%
  • Properties with energy labels A-B typically sell faster
  • Buyers increasingly look at the energy label as an important factor

How to improve your energy label

The most effective measures ranked by cost/benefit:

Attic insulation

The cheapest and most effective improvement. DKK 30,000-80,000. Contact a carpenter for assessment.

Window replacement

New energy glass replacing old double glazing. DKK 5,000-12,000 each. Find a joiner for installation.

New heating system

Heat pump or district heating. DKK 50,000-120,000. Requires an authorized plumber.

Facade insulation

External wall insulation. DKK 100,000-200,000. A bricklayer can assess options.

When is an energy label mandatory?

You must have a valid energy label when you:

  • Sell your property
  • Rent out your property
  • Build a new property (automatic from building permit)

The energy label is valid for 10 years from issuance.

What does a new energy label cost?

An energy label for a detached house typically costs DKK 3,000-7,000 depending on property size and complexity. For apartments, one label is typically issued for the entire building.

Always order energy labeling from a certified energy consultant. Only labels issued by certified consultants are legally valid.
