A complete annual calendar for home maintenance. Prevent expensive repairs with the right tasks at the right time.

Regular maintenance is the cheapest way to protect your home. A loose roof tile at DKK 500 can become a DKK 200,000 water damage if ignored. Here is your annual plan.

Spring (March - May)

Spring is the most important time for exterior inspection after winter.

Inspect the roof

Check for loose or damaged roof tiles, clogged gutters, and frost damage from winter.

Clean gutters and downpipes

Remove leaves and debris. Clogged gutters can lead to water damage on the facade and foundation.

Check the facade

Look for cracks, peeling paint, and moisture damage. Minor cracks should be repaired before they grow.

Service heat pump/AC

Book annual service before summer. It extends lifespan and ensures optimal efficiency.

Summer (June - August)

The dry summer weather is ideal for exterior maintenance work.

Paint or stain exterior woodwork

Windows, doors, carports, and fences. Dry weather above 15°C provides the best adhesion.

Check seals around windows and doors

Dried or damaged seals let heat and moisture in. Replace them before winter.

Inspect terrace and paving

Repair loose tiles and uneven surfaces that can collect water against the house.

Autumn (September - November)

Preparation for winter is crucial.

Clean gutters again

Autumn leaves quickly fill gutters. Clean them before frost sets in.

Check insulation in attic and crawl space

Inadequate insulation costs hundreds of kroner per month during winter.

Service your boiler

Mandatory annual inspection for gas boilers. Oil and pellet boilers should also be serviced before heating season.

Shut off outdoor water connections

Drain and close garden hoses and outdoor faucets to prevent frost damage.

Winter (December - February)

Winter is primarily about monitoring and small indoor repairs.

Watch for icicles and snow load

Large icicles can damage gutters. Heavy snow on flat roofs should be removed.

Monitor indoor climate

Measure humidity. It should be between 30-50% to avoid condensation and mold.

Plan spring projects

Use winter to request quotes and plan major maintenance tasks for spring.

A good rule of thumb is to set aside 1-2% of your home's value each year for maintenance. For a home worth DKK 3 million, that is DKK 30,000-60,000 annually.

The most expensive mistakes

These maintenance mistakes most often lead to large bills:

  • Ignored roof problems — a small leak can destroy rafters and insulation
  • Clogged gutters — leads to water damage on foundation and basement
  • Postponed painting — causes woodwork to rot and need replacement
  • Missed boiler service — can lead to expensive breakdown in mid-winter
